Pricing Options
Income Qualified Explained
The Heights, Bluffs offers our Studios, 1 Bedrooms and 2 Bedrooms at three different price ranges – Market Rate, 80% AMI and 60% AMI. The latter two are what we call Income Qualified.
What does Income Qualified Mean?
The Heights, Bluffs presents 36 apartment units. 18 of these are offered at market rate, which is the highest rent. The remaining 18 units are broken in two groups of 9 each. There are various terms for these second group of 18 units, such as Income Qualified, or Rent Restricted 80% AMI and 60% AMI.
What is AMI?
AMI stands for Area Median Income. The Minnesota Housing Finance Agency (MHFA) conducts regular wage surveys in each county. Then these Area wages are adjusted for household size (the number of people living in an apartment), and apartment type, based on the number of bedrooms.
That creates a table that shows all the variables. If your household income is below the upper threshold for the 80% AMI calculation, you qualify for a reduced rent. If your household income is below the upper threshold for the 60% calculation, you qualify for a larger reduction in rent.
The objective of these rent reductions is to establish your rent as no more than 30% of your income. Your income will be verified against your income tax returns.
How do I know what price structure I qualify for?
The easiest way to know this is to speak with our experienced leasing agents. They have access to the MHFA table for Cook County. You will need to know the bottom line income from your latest tax return. If there are multiple people living in your apartment, the earnings of both or all of those wage-earners will be considered.
You may also contact MHFA directly using the following link where you will find the current qualification tables. When you talk to a leasing agent, make sure that each of you is looking at the same table.
How can I tell which apartments fall into which price buckets?
Let’s use an example. Under the Find Your Home Tab on this website, drill down to the 1 Bedroom apartments. If you like the Tamarack floor plan, you can see that there is one at 107, 108 and 208. Each one has a different rent. The highest priced Tamarack is at market rate, the middle-priced is the 80% AMI and the lowest-priced is the 60% AMI.
